What do you get in the Starter fleet?

The Starter fleet is three local lead generation sites, each aimed at one service niche in one US city. We pick the niches and cities with you, and no two of your sites compete in the same metro.

Each site has its own topical set of service and location pages written for local searchers, its own tracked call number, and a first round of local citations. Once a site starts to rank and generate calls, we look for a local business to lease the leads. That business is the tenant.

It suits an investor or agency owner who wants to see how the model behaves on real sites before funding a larger fleet. See the rank and rent model for the full picture.

What does the $3,499 setup fee cover?

The setup fee is paid once. It covers the work to get three sites live and ready to be found:

  • Niche and city research, so each site targets a market with a realistic chance of ranking.
  • Three domains registered in your own registrar account.
  • Site build and a topical content set per site.
  • One tracked call number per site, with a whisper message so a tenant knows a call came from the site.
  • Local citations for each site.

It does not cover ongoing work after launch. That is what the monthly fee is for.

What does the $299 monthly fee cover?

The monthly fee is flat for the portfolio, whether or not a site is leased yet. It covers the running of the fleet:

  • Rank monitoring and fixes when a site slips.
  • Call routing and call tracking upkeep.
  • Outreach to local businesses to find and onboard a tenant, and to replace one who leaves.
  • A monthly report with calls, call duration, rankings and net cash flow.

You also get read-only access to the call analytics and Search Console. Details are on the monthly management page.

You do. Domains are registered in your own registrar account, so you can move the sites, manage them yourself or sell them. We hold access to run the build and the management, not the title.

We never build the same niche in the same city for another investor. If you hold a roofing site in one metro, nobody else gets a roofing site there from us.

Tracked numbers and call recordings are handled in line with the law in the states of the tenant and the callers. Recording consent rules differ by state, so the owner of a site should take legal advice.

What can go wrong?

Rank and rent has real risk. A site can take months to rank, and some rank slowly or not at all. Some sites are never leased. Tenants can cancel, and Google changes can move rankings. You can lose the money you pay, and nothing here is a promise of income or of a lease timeline.

If a lease happens, we may ask for a monthly rent in the range of $750 to $2,500 per site. That is an asking price, not an expected result.

Why start with three sites instead of five or ten?

Three sites give you a working test of the model with a smaller outlay. You see how long ranking takes in your chosen cities, how tenant outreach goes and what the monthly report looks like, without placing a larger amount at risk. If you want more later, the Growth fleet and Empire fleet use the same scope and are scoped separately.

Do I pay the monthly fee before a site is leased?

Yes. The $299 monthly fee covers management of the portfolio from launch, including rank work, call tracking and tenant outreach. It is not tied to whether a tenant has signed. A site with no tenant yet is still being managed, and the outreach to find one is part of that work.

Can I choose my niches and cities?

You can name preferences and we take them into account. We confirm which niche and city pairs are open on WhatsApp before you pay anything, because one niche in one city is never sold to two investors, and not every market is worth building in.

What do I see each month?

You get a monthly report with calls, call duration, rankings and net cash flow. You also have read-only access to the call analytics and to Search Console, so you can check the numbers yourself rather than rely on our summary alone.
