Rank and rent tenant leasing: how we look for a tenant

A tenant is a local business that pays a flat monthly fee for the calls from your site. Here is how we approach them and what happens if none says yes.

What is a tenant and what are they paying for?

A tenant is a local business in the niche your site targets, for example a roofing company in the city where the site ranks. They pay to receive the phone calls and enquiries that come through the site's tracked number. They do not buy the site and they do not own the domain. The lease is for the leads, and you keep the asset.

A business only pays if the calls are useful to it. That is why the tracked number, the call reports and the quality of the site matter before any outreach starts. See how call tracking works.

How does outreach work?

We start by listing the local businesses in the niche and the city, then contact them directly by phone, email and message. Our approach is simple and specific.

  1. We check that the site is live, tracked and visible enough in local results to be worth showing.
  2. We build a list of local businesses that fit the niche and the service area.
  3. We contact them in rounds and explain that the site generates local calls they can lease.
  4. Where there is call data, we share it so the business can judge the leads for itself.
  5. We agree the lease terms with an interested business and set up the call routing.

Most businesses say no or do not reply. Outreach is steady work, not a single email, and it takes longer in some cities and niches than in others.

Is there a free trial of leads?

Sometimes. At our discretion, we may offer a promising business a short free trial in which it receives some of the real calls from the site before it decides to lease. The aim is to let the business hear what the leads sound like.

This is an offer we may make, not a guarantee. We decide whether to offer a trial, to whom, and for how long. A trial does not mean the business will lease afterwards, and calls routed during a trial do not earn lease income for the site owner.

The lease is a flat monthly fee for the leads from one site. Our asking range where a site is leased is $750 to $2,500 per month. That is an asking range, not a forecast, and a tenant may agree to less or decline. Tenants can also cancel, so a lease is never a fixed future income.

The terms are agreed between the site owner and the tenant. We help prepare and run the process, including renewal evidence taken from call logs. We are not a law firm, so the owner should take legal advice on the lease wording.

What happens when there is no tenant yet?

The site stays live. We keep working on rankings and keep contacting local businesses, and your monthly report shows what we did and what we found. You keep paying the monthly management fee, and the site earns nothing until a lease starts.

Some sites take months to find a tenant, and some are never leased. When that looks likely, we tell you directly and talk through the options. The rank and rent model page sets out the full risks.

Questions about dfy rank and rent in United States

Do you guarantee a tenant for every site?

No. We run outreach and we report what happens, but we cannot promise that any site is leased or how quickly. Whether a business says yes depends on the city, the niche, how well the site ranks and the quality of the calls. Some sites find a tenant and some do not, and we say that before you pay.

Do you offer every tenant a free trial?

No. A trial is an offer we may make at our discretion, and only for a limited time. We might skip it where a business is ready to lease, or where call volume is too low for a fair test. You should not plan around a trial happening or around it turning into a lease.

Can a tenant leave once they have signed?

Yes. Tenants can cancel, and the terms of notice are set in the lease agreed with them. A business may leave because its needs change, because it is unhappy with the calls, or for reasons unrelated to the site. See what we do when a tenant leaves.

Does the site owner have to find tenants alone?

No. Tenant outreach is part of the service for the sites we manage, and there is no separate sales fee for it in the standard packages. You are always welcome to introduce a business you know. We would still set up the tracked number and write the terms down clearly for both sides.
